Agent. Let me briefly explain how Buyer's Agency works.
Buyer's Agency is a relatively new concept in the real estate
industry and a Buyer's Agent - or Purchaser's Agent - represents
the buyer in a real estate transaction.

| Who
Does the Real Estate Agent Represent? |
Up until
now, the seller was the only person represented in a transaction,
often by as many as two agents and two different companies. Very
seldom was the buyer also represented unless it was through an
attorney.
It works similar to the seller's listing agreement with a broker.
The difference is that the buyer who chooses to be represented by
a broker in the transaction enters into a formal agreement with
the broker/agent to locate and negotiate the purchase of a
property. Compensation can be structured in several different
ways, but typically the buyer's agent receives compensation out of
the seller's funds at closing. Therefore there is no additional
cost to the buyer. |

Sure the Agent is Really Working for You! |
| It's
important to know that, as a purchaser, if you do not have a
contract with a real estate sales representative or Buyer's Agent,
that agent probably has a higher legal duty to the seller than to
the buyer. By simply preparing a buyers agency contract with the
Agent, the agents legal duties to you the buyer would be on par
with the legal duties to the seller. No longer would the seller
have a higher level of representation that the buyer. |

motivation are not disclosed to the seller or their agent during
negotiations.
